Distinguishing Moisture Problems from Bearing Capacity Deficiency
Moisture problems and bearing-capacity problems can leave the same marks on a house. Treating every crack as a soil that “cannot hold the house” skips the cheaper, more common story: water showed up where the design did not expect it.
This page separates a drainage or leak problem from a soil that is actually too weak for the load.
What moisture is doing
Water changes clay volume, collapses some dry silts, erodes support at an edge, and softens fill. The foundation may be the same system it was on the day it was poured. The moisture condition is not.
What bearing capacity is
Bearing capacity is how much load the soil can take without excessive movement. It varies with soil type, density, moisture, and depth. A number on a chart is not a photograph of your yard after a monsoon.
Clues that moisture is the first suspect
- Symptoms showed up after a leak, a grading change, or a wet season
- One side of the house tracks a downspout or a low spot
- Movement appears seasonal and partly recovers
- The same soil under a dry portion of the house is quiet
Clues that capacity itself may be the issue
- Soft or undocumented fill under a portion of the footprint
- Ongoing settlement after moisture sources are controlled
- New loads added without a change in support
- A soil report that already described weak or collapsible layers at footing depth
Why the distinction matters
If moisture is driving the movement, piers installed into the same wet, active zone can still see force from the soil. If the soil at depth is competent and the surface is the problem, the first work is often water, not steel.
Neither sentence is a design. Both are reasons to ask what was measured.
