Moisture Content and Framing Shrinkage

Wood is a sponge with a grain. Indoor air in winter is dry. Framing shrinks across the grain. Finishes that cannot stretch record that as a crack or a nail pop.

What framing shrinkage usually looks like

  • Gaps at miters and trim
  • Drywall cracks at taped joints
  • A first-year noisy house that then quiets down

New framing lumber arrives with more moisture in it than it will settle at once the house is enclosed, heated, and lived in. Most of that shrinkage happens in the first year or two as the wood reaches equilibrium with the indoor environment — which is why so many new houses need a round of nail-pop and trim-gap touch-ups early on, and then go quiet.

What it does not automatically mean

  • The soil collapsed
  • A beam failed
  • The house needs piers to "stop shrinking"

You cannot pier wood back to the moisture content it had on the truck.

When framing is the wrong explanation

  • The change is in the foundation or the grade, not only the finish
  • It is one-way and still growing after the wood has had years to dry

How MFRC suggests homeowners think about it

Instead of asking "why does my new house keep cracking," ask "how old is the house, and has this settled down or is it still going?" A young house working through its first year or two of drying is normal. The same pattern still active well beyond that window is describing something other than the lumber.
