Drainage, crawlspace encapsulation, wall anchors, carbon fiber reinforcement, and mudjacking each solve a specific, different problem. None of them lift a settled foundation, and none of them are a substitute for an actual evaluation of what a house needs.
Why this page exists
These four topics come up in almost every foundation conversation, but none of them are underpinning, and treating them as if they were the same kind of fix as a pier system creates confusion about what problem each one actually solves.
Some of these are appropriate on their own. Some are appropriate alongside a repair. None of them are a substitute for identifying what is actually causing a symptom before choosing how to address it.
The topics
Drainage and French drains
A perforated pipe set in gravel that collects and redirects water away from a foundation — either at the surface or along a wall.
What it does: reduces the amount of water reaching soil near the foundation, which can reduce the soil movement that drives many of the symptoms described in Material Behavior.
What it doesn't do: it doesn't lift a foundation, add structural capacity, or repair damage that has already occurred. It addresses a cause, not a symptom that's already visible.
Drainage work alone is often a reasonable first response when moisture is identified as the driver of movement, before more invasive underpinning is considered.
Crawlspace encapsulation
Sealing a crawlspace with a vapor barrier — sometimes paired with dehumidification or a connection to conditioned air — to control moisture and humidity.
What it does: reduces moisture-driven wood decay, humidity-related material issues, and some pest conditions. See Foundation Types for how crawlspace construction fits into the broader picture.
What it doesn't do: it is not a structural repair. Encapsulation addresses moisture and air quality, not foundation support or settlement, and shouldn't be sold as a fix for foundation movement.
Wall anchors and carbon fiber wall reinforcement
Two different systems for a bowing or leaning basement or foundation wall. Wall anchors extend steel rods into stable soil outside the wall, connected to a plate inside. Carbon fiber strips are bonded to the wall's interior face to resist further bowing.
What they do: stabilize a wall under lateral soil pressure — anchors can sometimes help straighten a wall over time as well.
What they don't do: neither system lifts a foundation or addresses vertical settlement. They are not interchangeable with the underpinning systems used for that — see Helical Piers or Push Piers for that different problem.
Mudjacking
A cementitious slurry — often a mix of soil, cement, and other additives — pumped beneath a slab to lift it. This is the older of the two common slab-lifting methods.
Versus foam jacking: mudjacking uses a much heavier material and larger access holes, generally allows less precise lift control, and the added weight can, in some soils, contribute to future settling in a way lightweight polyurethane foam does not. See Foam Jacking for the other method.
Mudjacking is not the same as underpinning. It addresses a slab, not the foundation itself.

Questions to ask when one of these is proposed
- What specific problem is this addressing — water, humidity, a bowing wall, or a settled slab?
- Is this being proposed instead of, or in addition to, an evaluation of the foundation itself?
- For wall anchors versus carbon fiber: how much movement has already occurred, and is there room outside the wall to install anchors?
- For mudjacking versus foam jacking: why was this material chosen over the other for this specific slab and soil?
- If drainage is proposed, what evidence connects the water to the symptom being addressed?
