Why Houses Continue to Move
Houses keep moving after the keys are handed over. That is not automatically a defect. Wood dries. Concrete shrinks. Soil under a new load compresses. Seasons change the moisture in the ground and in the framing.

Why movement doesn't just stop
Early settlement — the first year or two of soil compressing under a new load — is a one-time event that finishes and stays finished. Seasonal movement is different. It doesn't complete; it cycles. Framing keeps responding to humidity for the life of the house. In regions with expansive or moisture-sensitive soil, the ground itself keeps swelling and shrinking with wet and dry seasons, for as long as the soil and climate stay what they are.
That means "still moving" describes two very different situations: a house working through movement that will stop, and a house cycling through movement that returns every year without ever getting worse. Only one of those is a concern by itself.
Movement that is ordinary
- Early settlement in the first years
- Seasonal swell and shrink in expansive soil
- Truss lift and drywall cracks that open and close
- Finish materials reporting small framing change
Movement that is not ordinary
- Change that is one-way and still accelerating
- One corner or side dropping while the rest is quiet
- A moisture source that was never fixed
How MFRC suggests homeowners think about it
Instead of asking "why is my house still moving," ask "does it return to the same place each year, or does each cycle end a little worse than the last?" A house that cycles and recovers is behaving normally. A house that ratchets a little further every season is describing an unresolved cause, not just an old one.
